    thick question

    When somebody says '20 square metres' does that mean an area equivalent to 5m long by 4m wide ?

    I'd say so. But if they said '20 meters square' it would be 20m by 20m.

    Actually the term is 20 meters squared.

    In even more pedantic mode, a room is described as "20 metres square". The area of that room, however, is 20 metres squared.

    If someone told me a room was 20 metres squared, I would think it has a surface area of 400 square metres.

    Agree with the general consensus - "square metres" != "metres squared".

    Square metres is area, not necessarily 5x4m as it could very well be something like 10x2m.

    On the flip side, breaking down "X metres squared" is asking to perform a squaring function on a quantity of metres. You get the idea.
